What is a commercial water leak detection system?
Water damage is one of the most common and expensive problems in commercial buildings. In the 2026 State of Water Management Report, roughly 1 in 4 monitored buildings had at least one flood event in 2025, and 56% of floods happen after hours. A commercial water leak detection system exists to close that gap. It notices water problems the moment they start, whether or not anyone is in the building.
What are the components?
Most systems layer some combination of four things.
- Point leak sensors, like the Floodie flood sensor & water leak detector, detect water where it should not be: mechanical rooms, washrooms, and under water heaters.
- Flow monitoring, like the Flowie O water flow sensor on the main water line, catches what point sensors cannot: running fixtures, hidden leaks, and abnormal overnight use.

How is it different from a home smart leak detector?
Consumer devices assume one home, one Wi-Fi network, and an owner watching an app. Commercial systems assume the opposite: many rooms or many buildings, no reliance on the building's network or IT department, alerts routed by person and schedule, and reporting a facility director can put in front of ownership, a board, or an insurer. That is why consumer “best leak detector” roundups rarely list commercial systems, and vice versa.
Is this the same as hiring someone to find a leak?
No, and the two get confused constantly. Acoustic gear, thermal cameras, and tracer gas are methods for locating a leak you already know about, usually priced per visit. A detection system is continuous: it watches the water and tells you the moment something changes. One tells you what is wrong right now. The other means you do not find out weeks later.

What does a system actually catch?
Floods first: burst pipes, failed water heaters, backed-up drains. But most of the water a system finds never makes a mess. The 2026 report flagged 3.4 billion gallons of waste in a single year, mostly running toilets, stuck irrigation, and slow leaks that quietly inflate bills. That is why the savings often arrive on the water bill before they ever arrive as a prevented flood: Fanshawe College used minute-by-minute flow data to find one building running an abnormally high base flow, and fixing it saved more than $100,000 a year. The deployment covers 30 buildings across four campuses, so that was one anomaly in thirty.
Speed is the other half of the value. Across buildings monitored with Alert Labs sensors, the median flood alert was resolved in 57 minutes.
How do these systems connect?
Three common approaches. Wi-Fi devices borrow the building's network and fail with it. LoRaWAN systems use long-range radio but depend on gateway infrastructure. Cellular-based systems run independently of the building entirely. Alert Labs sensors use a point-to-point LoRa link to a Sensor Relay communication hub that connects over cellular.
