Water leak detection for apartment buildings: what actually works?
In a multi-story building, a plumbing failure on one floor affects every floor below, and these are where the largest insurance claims originate: dozens or hundreds of suites, stacked plumbing, and long stretches of time when nobody is watching. In the 2026 State of Water Management Report, 56% of floods happen after hours, and roughly 1 in 4 monitored buildings had at least one flood event in 2025.
Where do apartment leaks actually start?
The usual suspects: in-suite fixtures such as toilets, washing machine hoses, water heaters, and dishwashers; risers and stacks that turn one failure into a multi-floor event; mechanical and laundry rooms; and irrigation. The expensive ones are rarely dramatic. They are the slow ones nobody reports, especially in buildings where residents do not pay the water bill directly.
What does a working system look like?
Layered, so each layer catches what the others cannot.

Why is connectivity harder in multi-family?
Because there is no network to borrow. Resident Wi-Fi is off-limits, building-wide networks are rare, and property teams have no IT department to run one. What about the water bill and NOI?
This is usually the fastest payback, and in multi-family it lands on the line that matters. Water is an operating expense, so on owner-paid water, every dollar recovered drops straight to NOI, and NOI is what the building gets valued on. The waste is almost always running fixtures nobody reports.
A real example: at one 25-unit residential building in a Greater Chicago Area portfolio, flow analytics identified $17,615 a year in water cost savings, a 2,463% return. Worth noting that most of those leaks were already running before anyone installed anything. Flow data finds pre-existing waste as readily as it catches new events, which is why the first month is often the biggest one. An apartment community in Mayfield, Ohio, cut water expenses 31% year over year in 2021-2022 and recovered a $72,000 refund for wasted water, plus a sewer credit, after flow data surfaced a leak that had been running all along. What does this cost?
Two parts: sensors bought once, and a platform subscription. In multi-family the biggest driver is how many units need their own sensor, because a Floodie in every suite costs more than one in the mechanical room.
