Commercial Office Building Avoids $150,000 in Top-Down Water Damage

January 9, 2023

A 160,000 sq. ft., 6-story office building in Birmingham, Alabama averted major water damage with Alert Labs water leak sensors and the AlertAQ™ water intelligence platform.

Water Never Sleeps

A leak occurred at a commercial office building in the air handler unit (AHU) room just after midnight on October 30th above the 6th floor creating a puddle of water about 2 feet in diameter. The puddle found an opening in the floor and traveled down the concrete wall to the 1st floor.

The start and stop times of each of the 3 flood events on the 6th, 3rd and 1st floor are available on the AlertAQ™ platform.

3 Water Leak Phone Calls

Thanks to the strategic placement of water leak sensors on the 6th, 3rd and 1st floor, the building team received 3 automated water leak phone calls and minimized the damage.

The leak was limited to about 5 gallons of water which was cleaned up without any damage. The path the water took down the wall was identified and the opening that allowed the water to flow down was sealed with caulk.

I was alerted by the AlertAQ™ platform and we were able to identify the location of the leak fast and minimize the amount of water entering the building.
